It is designed for year round living and includes the residential elements that make the building usable as a self-contained home. The Garden Room & Annex Company publishes annexe prices on its website, giving buyers a clear idea of cost from the start. Most buyers will be considering an annexe for an older relative, but the same type of building can also work as accommodation for younger relatives, relatives with disabilities, guests, or rental-style use with the right permissions.

Design

Annexe design starts with how the building will be lived in. The range includes open-plan and one or two-bedroom layouts, with shower room, WC, basin, and kitchenette included as part of the specification. Larger models can include a separate living room. Door and window positions can be planned around outlook, privacy, and easy day-to-day access, with sliding, bi-fold, and French doors available across the wider range. Buyers can choose theĀ  exterior material palette, with Thermowood cladding as standard and Cedar, Shou Sugi Ban, or composite cladding available as upgrades. Interior finishes are plasterboarded, skimmed, painted, and fitted with commercial-grade laminate flooring over acoustic underlay.

Layouts

The Annex range runs from 5.5m to 8.1m wide and 3.1m to 5m deep. Layouts include compact open-plan accommodation as well as larger one and two-bedroom designs. Partition walls create bedrooms, living areas, shower rooms, kitchens, and storage. The kitchenette includes a sink, while the shower room includes WC and basin. Additional specification can be agreed during the design process, including upgraded flooring, underfloor heating, air conditioning, internet cabling, and exterior cladding finishes.

Approval Process

Self-contained living accommodation requires planning permission. The Garden Room & Annex Company includes full planning consultancy for annexe customers, covering CAD drawings, submission, and progress updates. Annexes are built to UK Building Regulations for habitable accommodation, with the specification designed around residential use rather than occasional garden room use. Where a Caravan Act route is being considered, the appropriate approval route should be confirmed during the design consultation process.

Service

The service starts with a free consultation and site survey. The survey checks ground conditions, access, slope, and service requirements before the design and planning work progresses. Handover includes the fitted interior, shower room, kitchenette, flooring, decoration, heating, electrics, and agreed upgrades. A six-month aftercare visit is included as standard.

Structure

The Annex range uses SIPs for the walls, floor, and roof, creating a well-insulated structure for residential use. Ground screw foundations are standard, reducing excavation and helping with uneven sites. The standard specification includes Thermowood cladding, an EPDM roof with guttering and drainpipe, black uPVC double glazing, plastered and painted interiors, commercial-grade laminate flooring, wall-mounted heaters, and electrical installation. Annexe shower rooms also include heated towel rails where relevant.

Site Challenges

Annexe projects need more site planning than a standard garden room. The Garden Room & Annex Company checks access, ground levels, service routes, and any planning constraints during the survey stage. Ground screw foundations help reduce excavation and can work with uneven ground. Where levels change, steps can be incorporated into the design so the annexe connects comfortably with the garden. Because annexes are self-contained accommodation, planning, Building Regulations, drainage, water, and electrical connections need to be considered early in the process.
