Design

All Timber Rooms annexes are individually designed from scratch. Rather than working from a fixed set of layouts, they begin by understanding how the space will be used, then tailor the size, shape, and configuration accordingly. Partition walls are used to create distinct rooms, with doors, windows, and finishes chosen to suit each area. Vaulted ceilings can be incorporated where a pitched roof is specified, adding character and volume.

Finishes are completed to a high standard, with plastered and decorated interiors and wooden flooring as standard. Clients can choose from a variety of cladding options to achieve the exterior look they want, including Western Red Cedar and low-maintenance composite finishes in a range of colours.

Layouts

Timber Rooms take a bespoke approach to layouts, designing the internal configuration around how the annexe will be used and the available garden space. Rooms are defined with full-height walls, and the positioning of windows and doors is carefully considered to maximise light, privacy, and garden views. Whether the design calls for a single bedroom and bathroom or a more complex multi-room layout with a kitchen and living area, each plan is tailored from the ground up.

Approval Process

Timber Rooms design all annexes as permanent structures, ensuring they meet Building Regulations and securing Full Householder Planning Permission as part of their service. The team manages the entire approval process, including any revisions required during planning or Building Control review, making the route to consent as smooth as possible for clients.

Service

Timber Rooms provide a full turnkey service, managing every aspect of the build. This includes all groundwork, foundation installation, and trenching for mains connections. They also handle the commissioning and final sign-off of the kitchen, bathroom, electrics, and plumbing, delivering a fully functional annexe ready for immediate occupation.

Covered outdoor areas, such as porches or entertaining spaces, can also be incorporated into the design and built as part of the overall project.

Structure

Each Timber Rooms annexe is constructed using a traditional insulated timber frame core, built up into a multi-layer structure that exceeds Building Regulation requirements for thermal performance. The result is a robust, energy-efficient home suitable for year-round living. Both mono-pitch and pitched roof options are available, with the latter offering the opportunity for vaulted internal ceilings.

Clients can personalise both the exterior and interior, from the type of cladding and roof covering to flooring, kitchen, and bathroom fittings.

Site Challenges

With experience designing and building on a range of sites across the South East, Timber Rooms can accommodate irregular garden shapes and space constraints. They are not limited to rectangular footprints and can develop bespoke-shaped buildings to make efficient use of the plot, including L-shaped and angled designs where appropriate.
