Modern Garden Rooms has established a reputation for flexible, well-specified garden offices offered in four distinct ranges. Each combines contemporary styling with insulated timber-frame construction for comfortable, year-round use.

The Canopy range extends the roof beyond the front wall to form a canopy detail that can be paired with a deck for outdoor use. The Concave features a recessed front elevation, creating a framed entrance that doubles as a sheltered seating area. The Cube presents a pared-back cubist look, with clean lines and no overhang, while the Border echoes the Concave design but adds a powder-coated metal trim that highlights the front elevation.

All four ranges can be tailored in size, glazing configuration, and finishes. Partition walls can be introduced to form multiple rooms, allowing a single building to function as both an office and gym, or to incorporate a discreet storage area. Clients can experience furnished examples of each range at the show site near Leeds, where the team demonstrates how specifications can be adapted to suit both garden setting and lifestyle.

Design

Buyers can choose from a palette of exterior finishes including timber claddings such as Western Red Cedar, low-maintenance composite woods, and coloured renders. Inside, the electrical layout and heating are included as standard, but further options can be discussed during the design stage.

An online configurator allows clients to experiment with layouts, finishes, and budgets, with both costings and 3D visuals updating in real time. For those who prefer to experience the designs in person, a show site near Leeds displays furnished examples from each range, helping buyers compare finishes and understand how each space feels to use as a home office. A bespoke design service is also available for those wanting a one-off commission.

Size & Layouts

Modern Garden Rooms builds across small, medium, large, and extra-large footprints, with sizes ranging from a compact 2.5m x 2m office pod to a 10m x 5m multi-room workspace. For those working from home, smaller designs can create a dedicated office space without dominating the garden, while larger footprints are ideal for business use, creative studios, or combining work with fitness or leisure.

Layouts are tailored to individual needs, with the option of partition walls to form multiple rooms — for example, an office with a meeting room, or a workspace with a separate storage area accessed either internally or externally. ROOFLINES

The four ranges all feature mono-pitched rooflines designed to offer maximum flexibility under Permitted Development rules. Each design has its own roof detailing: the Canopy extends beyond the front wall for a canopy detail; the Concave recesses the front wall to form a framed entrance; the Cube maintains a cubist aesthetic with no overhang; and the Border highlights the frontage with a defined fascia trim. Canopy depths are adjustable to suit preference.

APPROVAL PROCESS

Buildings are designed to comply with Permitted Development rules. Where planning approval is required, Modern Garden Rooms can provide drawings and specifications to support the application.

SERVICE

Installation includes the foundation system and full project management through to the finished building. The client simply arranges the final electrical connection between the office’s consumer unit and the house supply. A dedicated team supports buyers throughout the project, from design choices to installation scheduling.

STRUCTURE

Each building is constructed with a highly insulated timber frame, combining foil-faced PIR boards with Rockwool for both thermal and acoustic performance. House-quality doors and windows ensure energy efficiency and security. The electrical package includes LED track lighting, brushed metal faceplates, ample sockets, and a 1.5kW heater, all connected to a consumer unit ready for final connection.

SITE CHALLENGES

Modern Garden Rooms advises on foundation systems suitable for uneven or sloping ground, ensuring each building remains stable and durable regardless of garden conditions. Their buildings are delivered in sections, allowing them to be manoeuvred through narrow or tricky access points.
