Introducing Modern Garden Rooms

Modern Garden Rooms offers four contemporary garden room ranges, each based on insulated timber-frame construction for year-round comfort.

The Canopy range extends the roof beyond the front wall to form a canopy detail that can be paired with a deck for outdoor use. The Concave features a recessed front elevation, creating a framed entrance that doubles as a sheltered seating area. The Cube presents a pared-back cubist look, with clean lines and no overhang, while the Border echoes the Concave design but adds a powder-coated metal trim that highlights the front elevation.

These ranges can be adapted in footprint, glazing configuration, and interior arrangement. Partition walls can form more defined seating areas, hobby zones, or storage rooms, allowing a single building to support different uses. Design

External finishes include Western Red Cedar, low-maintenance composite cladding, and coloured render. Interiors include heating and a tailored electrical layout as standard, with options discussed during the design stage. An online configurator allows clients to explore finishes and layouts with real-time visual and cost updates. The show site near Leeds provides an opportunity to compare the four ranges in person.

Size & Layouts

Modern Garden Rooms builds from compact 2.5m x 2m rooms through to 10m x 5m multi-room layouts. Layouts are tailored with flexible door and window placement, including full-height glazing, sliding or bi-fold doors, and seating-height windows. Partition walls can introduce separate areas for relaxation, storage, or occasional use. Designs are developed for Permitted Development where possible, with planning approval handled when required.

ROOFLINES

All four ranges feature mono-pitched rooflines designed to comply with the 2.5m Permitted Development height allowance. Each range has its own frontage detailing: the Canopy extends the roof beyond the front wall; the Concave recesses the elevation to create a framed entrance; the Cube maintains a clean-lined cubist profile; and the Border highlights the front wall with a defined fascia trim.

APPROVAL PROCESS

Buildings are designed to comply with Permitted Development rules. Where planning approval is required due to site circumstances, Modern Garden Rooms can provide drawings and specifications to support the application.

SERVICE

Modern Garden Rooms provides full installation, including the foundation system, main build, and internal finishing. A complete electrical package is included. The client arranges the final connection between the building’s consumer unit and the house supply, or this can be quoted separately.

STRUCTURE

Buildings use an insulated timber-frame system combining PIR boards and Rockwool for thermal and acoustic performance. House-quality doors and windows are specified as standard. Interiors include LED track lighting, brushed metal switches and sockets, and a 1.5kW heater, all connected to a consumer unit ready for final connection.

SITE CHALLENGES

Modern Garden Rooms advises on suitable foundation systems to achieve a level base on uneven ground. Access considerations are identified during the site survey, and materials can be delivered in manageable components where required.
